We have just finished our winter auction of mobile homes which were seized for non-payment of taxes. The auction was a success and thankfully we did not have many homes which had to be sold. It occurred to us that it might be helpful to let you all know that procedures are changing, and there will be a much shorter time in the future between the notice of seizure which arrives in the mail when the bill is past due and the actual auction date. This is to make sure we are in compliance with the laws regarding mobile home auctions. Homes which have an installment due on March 4th 2013, and which have not been paid will receive a notice of seizure as soon as the 10 day grace period for that payment has passed. The auction is likely to be in the first part of May, so as you can see, you will only have the the month of April to make sure all taxes on the mobile home have been paid to make sure it does not go on to the auction list.
Please do not be confused with the 3 year period which real estate has to be delinquent before being taken for back taxes and sold at auction. The laws that govern personal property are different and they require us to start seizure proceedings within 10 days of taxes going delinquent.
As always, if there are any questions, please don't hesitate to contact us at.
